Help I'm A First-Time Homebuyer!!!

Ok, so you just decided to start looking for your first home because you want to take advantage of the $8,000 First-Time Homebuyer Tax Credit. FREE money yea!!! Party!!! You hear about these foreclosures, pre-foreclosures and short sale homes that are on the market but you don't know how the process works. You start looking around the internet and calling up different agents and sellers to show you homes for sale and now you are in the situation of needing to buy a house before the tax credit deadline of 11/30/09. Time is running out!

Well, hear is the deal! First, the $8,000 tax credit deadline means you have to close/ buy a house by November 30, 2009. Not be under-contract, not 'trying' to buy but close and it has to be recorded by that date. Shopping around without a confident and knowledgeable broker can cause you to lose that 100% real estate professional service, the chance to receive vital information, great deals as well as lose the free money deadline. Sad Do you know that using a real estate broker in your homebuying process will help you be more knowledgeable about the process, have much less stress and actually know what you are buying?

Due to the tax credit deadline quickly approaching, buyers who are trying to finance their home purchase will need to have a home under-contract by October 10th, 2009 (45 days) in order to have a safe chance to close on time. You see, lenders are tremendously swamped with other buyers trying to close at the last minute. So if you are seriously trying  to taking advantage of the tax credit, you should hired a real estate broker that will provide you with 100% of their attention and services as oppose to trying to use different brokers and hoping they will provide all of the necessary information to you. Do you know in North Carolina sellers pay buyer agency's commission which means it's free for you to hire a real estate broker. A real estate broker's job include but not limited to home search/ showings, researching/ providing vital and material facts about the home, help make sure that necessary documents are signed, negotiate on your behalf, coordinate with (mechanical & pest inspectors, surveyors, lenders, general contractors, closing attorney, etc...).
